It is essential that you ensure all these are in a sound and working condition
especially if you are forming a new lease which may mean that you will have to and
you will likely be responsible for these in your lease or rental contract.
If things are not in line with current legislation this does not mean the purchase
should not be considered. It does however give you some leverage on the purchase
price, should you need to invest in updating wiring or emergency lighting for example
which can run into a large expenditure.
The requirements differ greatly with each local authority and for this reason you
should do your homework carefully to ascertain what might be required now or in the
future.
Emergency lighting is required in bars and cafés and should be installed. Turning
off the mains power will test if the lighting is working correctly, but if in doubt have it
checked by an engineer.
Fire fighting equipment such as extinguishers should be checked annually and
clearly dated when last checked.
Emergency exits should be clearly marked with signs as should the sighting
of fire fighting equipment.
You are required to have on site a first aid kit and should have an additional one in
kitchen areas with food (blue) plasters for cuts etc.
NOTE Should you require any Electrical works be aware that very few English
Electricians are authorised by local authorities. They may be able to do the work but
it will not be signed off and approved if they are not licenced and legal. It could affect
your opening Licence application.
