A guide to selling your Benidorm business.
It is essential to obtain the best price and market your bar, café or restaurant to the
right people who are activley looking for a business in Spain.  Our two sales sites
average 9,000 page views every month from over 2,000 potential buyers looking to
buy in this area.  At any time we have have on average 20 active serious buyers
wishing to buy within the next 6 to 12  months in Benidorm and surrounding areas.

DIRECTLY.  ALL BUYERS ALSO SIGN A CONTRACT WITH US TO AGREE THESE
TERMS BEFORE WE SHOW THEM ANY BARS FOR SALE.

So How Much do we charge?
There is a set fee of 3,000€ plus 2% (equal to 200€ per 10,000€) of the final sales
price on completion of a sale. We believe that we should be paid on results therefore
we offer one of the best fee structures for selling bars on the Costa Blanca. If your
bar eventually sells for less the fee reduces accordingly.  And we cannot say farer
than that!  Please
contact us for full details of our fee structure. You will be happy how
low this can be when compared to other leading agents, especially if you are selling
a small lower priced bar. Minimum sales fee is 3,000€ negotiable.

SOLE AGENCY
We can offer lower sales fees if you prefer sole agency.

Below you will find some pointers to think about before putting your premises on the
open market.  This will maximise viewings by potential buyers.

IMPORTANT The first impression a buyer will have is usually when entering your bar
it is vital therefore that you are able make a good impression which shows your
business well.  Please remove all clutter and have the business looking like it is
open and ready to serve customers. First impressions are so important.  It is also
vital that we are able to take decent images of you bar for the same reasons.
  • Always remember that it is a buyers market for small
    businesses in Spain making over pricing the number one
    reason for not making a quick or timely sale.
  • It is best to get the price correct rather than having to make
    drastic reductions when your time scale to make a move has
    passed.  Sudden big reductions will be noticed by buyers
  • Fix any defects and redecorate - create a good image
  • Allow up to 12 months to find a buyer
  • Try selling sole agency for 4 months saving on high fees
  • If you get no interest consider a small price reduction
  • Never use sales jargon like " genuine reason for sale"
  • Keep your books in order with till roll journals and stock
    purchase receipts for potential buyers as proof of turnover.
  • If you do not keep any books you cannot expect to get a good
    offer on your business.
  • When taking photographs clear out the clutter like mops and
    buckets, empty bottles etc.
  • Always be up front about any potential problems that may
    affect a sale if you have any.  Undisclosed issues may cause
    a sale to fall through at the last minute.  Often problems can
    be solved easily but as your agent we need to know so we
    can help both you, your landlord and a buyer agree mutual
    terms to ensure a smooth sale.
The amount you may need or wish for is not always a realistic value in todays
times we see a bar being sold at 60,000€ when it is in reality worth just 30,000€
where it remains for sale with no interested buyers.  The economic climate means
you are unlikely to get what you paid for a bar 4 or 5 years ago so please do be
realistic on price.

As a rough guide in today´s market you should expect to sell your business for 3
times your annual profit.  However other factors such as location, the state of the
property, the quality of fixtures and fittings (owned by you) and type of lease or rental
contract also determin the value attainable for your business.

The amount you originally spent on buying your business has no affect on the
value today, you should be aware of this and not expect to recoup your outlay unless
your business is trading with a healthy and proved profit.  Buyers are more cautious
today and given the state of the economy everyone is looking for a bargain or whihc
there are many.

If you are thinking about leaving
your bar and returning home it is
advised that you contact a Solicitor
to ensure that you are released from
your lease before you go.  A simple
cessation contract signed by your
landlord can save you money in the
future.  Without this the Landlord will
not be able to rent the property before
a lengthy wait for the courts to terminate
the lease.  The cost of which may follow
you to the UK!  You must ensure that
you not only get an agreement to end
your lease, but also inform the Tax and
Social Security that you are ending your
business.  If you do not you will still be
liable for payments. The Spanish Tax
authorities may chase you for unpaid
Tax via the UK Tax system.
